Types of Land Title Searches and Services

Current Owner - This search goes back to when the current owner first acquired the property. All title problems found during this time will be reported on the title report as well as all outstanding liens and encumbrances.

Two Owner - This search goes back to the prior owner and includes the current owner. All title problems found during this time will be reported on the title report as well as all outstanding liens and encumbrances.

Full - Full title searches are a minimum of 40 years in Connecticut and Rhode Island and 50 years in Massachusetts. All title problems found during this time will be reported on the title report as well as all outstanding liens and encumbrances.

Updates - After we have completed the original search, we can update the report prior to your closing.

Condo Search - From the time the Declaration is filed to the present. All title problems found during this time will be reported on the title report as well as all outstanding liens and encumbrances.

Commercial Searches -

Document Retrieval - Any document recorded can be retrieved. Certified copies can also be retrieved.

Recordings - We can record your documents in any area that we cover.

Probate Search - An abstract of probate can be completed at the Probate Court for the Town or County for any deceased individual.

UCC Searches - Searching the Secretary of the State's records.
